The Altered Garage

The client is a Real Estate investor who buys, fixes and sells houses.   The value of this particular house would have increased dramatically if it was a 3-bedroom house instead of a 2-bedroom and 1-car garage.  The client decided to convert the garage into a third bedroom.  The intention of the design was to maintain the existing garage exterior walls and to add interior wall partitions creating the bedroom space, closet and an entry way.  The daylight was brought into the space by removing the existing garage door and infilling the opening with new exterior wall and wide window.  The construction documents, which included floor plans, wall sections, details, and Mechanical/Electrical layouts, were completed in less than 2 weeks and the general contractor obtained the permit in less than a week.
